The residential community of Lake Monticello is situated on 3,500 acres of lovely Virginia countryside. It is divided into 12 sections containing 4635 lots. There are 62 miles of privately maintained roads with a 350 acre manmade lake (fed by almost 200 springs)with 22.5 miles of shoreline for fishing, boating, swimming, sailing, skiing, and more. An attractive Clubhouse that contains Association administrative offices, the Ashlawn Grille and space for meetings and special events. The beautiful Lake Monticello golf course is an 18-hole, 72-par P.G.A. Championship golf course, with a golf clubhouse housing the Pro Shop and Eagles Nest Snack Bar. Other amenities include a swimming pool, lighted tennis courts, softball and soccer fields, basketball and horseshoe courts, with playgrounds and picnic areas. The gated community has 5 gates with 2 guest gates. A police force operates 24 hours a day. A volunteer fire department and a rescue squad also operate within the community. Their new building also provides a center for dances, children activites, exercise groups and bingo on Friday nights. The Fluvanna County School buses pick up children at various stops within Lake Monticello.
All utilites are underground, including telephone, High Speed Internet, cable TV and a central water and sewer system. A resident's association, golf, swim team that competes with other towns, bridge, pinochle, investment, scrabble, parent and tot group, quilting and a ladies club are some of the social groups. It is a pleasant 20-25 minute drive through 15 miles of gently rolling countryside to reach Charlottesville, home of the University of Virginia. Palmyra, the county seat of Fluvanna, is located 5 miles away.
The tax rate is only $.50 per $100 of assessed value ($200,000 home total tax would be $1000.00 a year) and the Homeowner's Association dues and improved property fee for trash/recycling currently are $618.00 per year (to be raised to $748.00 per year in 2010). This may be increased by no more than 3% a year unless voted on my membership. There is a modest participation fee for golfing, pool and tennis.
Interior lots start at approximately $60,000 and becoming scarce. Golf course lots start around $85,000. Waterfront lots start in the $150,000 range and up. Homes are in varied styles and size. They range from $150,000 to over $700,000. The community is 90.6% built out with nearly 4,200 single family homes and a population of over 12,000.
